Today on the podcast, we're going to be talking about inbound marketing for real estate professionals. And the reason why is because I was asked that question by a real estate professional. Apart from that, the things we're going to talk about over here today can apply to every single business. So it doesn't matter if you're in construction or if you sell tires or you sell catfish or you sell consulting or you sell generator sets, you can just remove real estate every single time you hear me say real estate and just include whatever business you're in.
And you will find that the ideas, the principles, the tips, the tricks, the tactics that we discussed will apply to your own business. So today that's what we're discussing, inbound marketing ideas, strategies in general, but the case study that we're going to use to flesh it out and to illustrate how these things work are going to be realistic related. And that's because on my radio show, I received a call from Jackson about two weeks ago who wanted to know about these sorts of things.
So welcome to the podcast. My name is Tavishima Ayede, I am the host. If you would love to connect with me then call, send me a text or WhatsApp message on the 08064662140. And also if you enjoy these sorts of things then subscribe on Spotify, YouTube, Apple or any player of your choice because we have over 1200 more of these free resources. So if you want to know about inbound marketing, outbound marketing, other ideas around marketing, other business philosophies, how to grow your business, how to deal with customers, how to handle customer service problems, you know, all these sorts of things,
especially from the Nigerian context, then you should be listening to this podcast. And like I like to tell my folks, as you're listening, please listen with a pen and the paper, write down stuff that makes sense, you know, see what works. And if you have any questions, comments, queries, I've already given you my phone number, then reach out. Apologies. Making today's recording at home. So there's going to be some noise in the background, then let's see.
All right, so let's head straight into it now. First off, let's just define what inbound marketing is because there are lots of you who are listening to this for the first time and you've never heard of this term before. So inbound marketing or inbound philosophies of business growth are just ideas around business where you try to be attraction based. Now when I say attraction based, I'm not talking about law of attraction.
We're not talking about any of that new age stuff. If you've been listening to this podcast for any length of time, you know that there is no new age here. New age people, you are not allowed. If you're a new age, unsubscribe from this podcast and leave because I'm going to say stuff that will offend you and you know, there's no point listening to a podcast where you don't agree with the podcast host. You find the things that he says offensive.
So if you're a new age, please unsubscribe and then leave. So when I say attraction based, what I just mean is with inbound marketing, you're going to be putting out layers into the ether, into the world, into, you know, the Internet or into your environment or whatever. You're trying to put out little bits and pieces of things that will attract people to you. The idea being if you're an inbound organization, you want to be able to sit down at the comfort of your office with your AC blowing on fool or just chilling enjoying yourself.
And then people are knocking on your door to start asking you, oh boy, how far are you available? How much do you cost? Do you deliver to Lagos or people are sending you DMS? Do you have it in big size? You have it in small size? Do you send to Sokoto? So that's the idea behind inbound. You're chilling, you're staying where you are. And so either online or in the real world, not them, they rush you. So that's the idea about inbound and that is why it's called inbound.
Bound just means heading somewhere and then of course in. So people are heading inwards to you. That is the whole idea behind inbound marketing. Now, for most people, inbound marketing is the Holy Grail because we all want that situation where we're sitting down and then people are chasing us. I mean, who doesn't want that kind of lifestyle where you just achieve and then, you know, options, options, options. So everybody wants that and everybody tries to teach you how to do that over on the Internet.
But then there's one thing that people forget to mention. People forget to mention that inbound marketing strategies, long term strategies, not short term. In other words, inbound marketing, it doesn't work. If you're talking short term, you know, six months, one year doesn't work, it's mid to long term. So over one year, 2 years, three years more than that. When we start looking at particular examples, you understand why that is the case.
But I'm saying it now at the beginning that we haven't even hit 10 minutes, so that if this is an episode you want to skip, you can go ahead and skip. If you need cash now, if you need customers now, if you need business growth like yesterday, then inbound marketing strategies are not for you. I repeat, if you're looking for money now to pay for DSTV, now to pay for fuel now to pay for school fees now so that you can flex, your wife's birthday is coming up.
You need money now to buy a gift. Your boyfriend's birthday is coming up. You want to book a stake in Sheraton. These are not the ideas you should be playing with now. Now the input. The the opposite of inbound marketing is outbound marketing. I will get to that in another episode. The reason why I'm pointing this out is this. Some people say, OK, if inbound, you know, can give immediate results, why should I waste time with it?
The reason why I should waste time with it is this because inbound marketing works eventually and the idea where you prime an audience to continue chasing you is a very good idea. So you build businesses on on both fronts. You go to chase once in a while and then people go to call you once in a while. So that's how it is. You go out and things come in. So businesses should be trying to do both, both inbound and both outbound.
Outbound is the opposite. It just means that you are the one chasing after customers. And by the time we have a lot of outbound marketing or outbound business philosophies, you understand, you know where we're coming from. So even though inbound is going to take a long term, shall be doing it. If you've been doing Instagram for like 6 months, you know, likes and engagement and saying that engagement that good job, I'm not seeing money, don't worry, continue.
Are you seeing engagement in the right direction? You know, then continue. There might be a few things we need to change about your offers. You know, about your offers, about your copy, maybe about the kind of posts that you put. No, I have to tweak one or two things. But The thing is, if they share some kind of engagement, you're on the right track. If you're not seeing any engagement at all, OK, then there's a problem.
It means that the thing that you're putting out, people are not feeling it. But assuming that we have some sort of engagement, don't worry, you're on the right track. Continue with time, you will start seeing results. So repeating my warning one last time, inbound marketing is a long term thing, not a short term thing. So if you need money today, don't bother with all this. Should you be doing this? Yeah, you should, because it will pay off in the long term.
Remember, you remember what Chinese people say that the best time to build, I'll be the best time to plant a tree was, you know, 10 years ago so that the thing would have given you shade today. But since you didn't plant it 10 years ago, well, go ahead, plant it now. So that's the same philosophy. So the best time to have been doing inbound was three years ago so that the thing would a yield harvest today. But if you didn't start it three years ago, well, no problem, let us start doing it today.
So inbound marketing, now people will talk about SEOSEO stands for search engine optimization. That's for those of you who are coming across this word for the very first time. Now, search engine optimization is just the answer to the question, how do people find me online? How can people find me online? How should people find me online? How do people find me online? The answer to that is SEO Now, because we are Nigerians and everybody in Nigeria uses Google because as far as we know,
nobody uses Bing. The only person I know who uses Bing is my mom and she only uses it for comparative purposes. She will still start with Google, wasn't it? While she'll end up being just to see, you know any difference so just take it out in Nigeria, everybody uses Google. So when we say SEO in Nigeria, we just mean how do people find me on Google full stop that's what we're trying to do now to get that bit of inbound marketing working.
Remember I said that inbound marketing is about putting out layers, is about putting out things that will attract people to you. You're trying to look good, trying to look in Tyson, trying to look sweet, trying to look nice, trying to look poppable so that people are chasing you. So to do that, what you're going to do is you're going to make sure that your website is resource rich. Let not just be a stagnant page. You'll be updating it with content once in a while.
You're putting on video, putting on blog post, putting up OK audio. Should I say audio? Well, no problem For those of us who have podcasts, you know, you put up, you load up the audio on the podcast for sure. You're putting up content and the content has to be keyword rich. Now when we say keyword, we mean those terms that people are going to be searching for. So remember now that we're talking about real estate, the fellow who called us Jackson Jackson is based in Abuja.
So Mr. Jackson, if he has a website and he wants to do SEO, that means you should be putting up stuff that have the words real estate in the title and then maybe the choice C parts of town, you know, like Metama, what else goes up here, you know all those areas. So you know, the top 10 tips about how to find the best house in Maitama. You know, that's the kind of article kind of things that he can put up on the website or the top 15 ideas about how to avoid real estate scams in Abuja.
You know, something like that. That is, those are things that people will find valuable and then they are keyword rich. The main words that people will be looking for when they go online, how to buy a house in Maitama or how to buy a house here or how to secure, you know, whatever it is you know in your industry, you'll be familiar with what your customers are supposed to be searching their potential customers. So as long as your content is valuable, valuable means the people who are reading, who are perusing, who are browsing while checking out your website, as long as they find stuff there that when they see it is like,
OK, OK, let me explore. And then it's keyword reach. Then it will be easy for people to find you on Google because you're creating content using the keywords that people are already searching for. So that's how SCO works. But as you can see, remember I said it's a long term strategy. You are not going to start putting out blog posts on your website January 1st and then you start seeing business come from those blog posts February 1st.
They don't work that way. Needs a lot of time. The Internet is vast. The Internet is huge. The Internet is wide. The content that you're making is just a drop in the bucket. It needs some time to gain some organic engagement. When we say engagement, we mean people are looking, people are reading, people are downloading, people are liking, people are sharing, you know, people are commenting. That's what we mean by engagement.
So it's going to take some time. So you can see the SEO is inbound and it's a good inbound strategy. If you're able to get this thing to work, it will be beautiful because you'll just be sitting down in your office and then your phone will be buzzing and pinging because people are searching for you online. And that's what we're trying to build. That's where we're trying to get to. However, SEO, it will take some time.
This is the reason why I say if you need money today, inbound marketing, it's not for you Now. Another SEO strategy is backlinks. Backlinks are when you take your online assets or the OR let's say no the address of your website. Are you able to get other people to share it in different locations that have heavy traffic? Now during the radio show when I was answering this question of the way that I explained it to them was this, I started off in the event space as a wedding photographer.
Now back in those days, the website that was huge when it comes to events in Niger, the website that was the main domain was called Bella Niger. Now it's been a while, so I'm not sure if Bella Niger is still here or how Bella Niger compares to, you know, whatever other businesses out there. What should the goal as a young photographer back in the day was we just wanted Bella Niger to bless us just to put write one story and just drop your Instagram handle or just drop your website link.
If you like these guys photographs, click here for more. That is all we wanted Bella Ninja to bless us with. That's why they called him back link because Bella Ninja will put up the link, people will click on it and then we'll come back to me, back to us wedding photographers, wedding video people. So that's the strategy back link. Now, of course, the problem is, excuse me, if you're trying to get to Bella Ninja, it would take some time.
Everybody wants to be there. You might have to do some notable work, shoot some notable weddings or do some networking, connect one or two people. You see how somebody writes a post, you know, they can somehow smuggle your link there. There's some of the games that people play. Like you're looking for Nigerian podcast. I'm sure you've checked you know, Nigerian podcast and then you saw a list of 10 the top 10 Nigerian podcasts and then you click on it and you see that this podcast self the guy know they publish like this podcast is dead.
How did he make it to this list? The reason why the guy made it on the list is because networking the guy knows one or two people who spoke to somebody say guy about how far help your brother out put my podcast on this thing. And yes, those are some of the reasons why you won't find my podcast on some of those lists because me, I'm not playing the SEO game. I mean, I know get connect, so there's nobody that I can go on beg twist bribe Kajo to say, Oh boy, what's up now or baby, how far I beg this my podcast link.
I beg jaws Rev one article just drop on there. I beg help your boy. So I don't play those games. So that's the answer to your question for those of you who found the podcast and you're like, what? So this guy don't these scenes? How come people are not writing about him? It's because I'm not playing those games, but if I did play those games, you will see how it would work. You would go on Google because remember keywords top Nigerian podcast for business and then the list will come out top ten.
I'll be on it. You would click and you would come back to me. Remember backlink, That's the name of the strategy. But as you can see, trying to hook that up to improve your SEO, to improve you being found online, you know, take sometimes take some connections. So as you can see, this is not the kind of strategy that will guarantee you results. Now, now, now, I repeat, you need money now you need cash now you need customers now you need results like day before yesterday.
This is not the thing for you. Then there's also a technical aspect to SEO where you try and beef up your websites. You index it properly index. I think indexing is what they call it every anyway. Basically, you set up the infrastructure of your website such that web crawlers, web bots, because remember, Google is essentially an algorithm and algorithms don't understand what's there on the website. Like if I have a picture there,
the bots know that it's a JPG, it's a picture. JPG is a picture format, but they don't know whether it's a dog that's in the picture or there's a woman in the picture. So you have to, you know, index your site properly. You have to use the right term metadata and or not where you tag it. And this is the picture of a happy bride so that when the algorithms, because remember algorithms don't have eyes when the algorithms see the thing picture of a happy bride, you know, he now knows that if somebody's searching brides in Abuja or something or top bride of photography, they don't know to serve and to show up that photograph.
So that's a technical XSEO. Now, as you can see, all of this will be expensive and time consuming because you want your site to be properly indexed and be properly, you know, you arrange everything so that the web crawlers and the algorithms can understand what's on your website. That kind of thing cost money because you got to pay boys and girls who are knowledgeable in nothing to hook you up if you don't know that thing yourself.
And of course, I'm non tech so I don't know those sorts of things. So someone like me and Someone Like You who is listening, who is non tech, you gas to pay somebody. So SEO for the average person turns out being expensive or time consuming. Time consuming. You know, don't be say like you have the skill so you will do it yourself. You will now be time consuming. You don't want to waste time. You want the thing done quick,
quick, quick, quick, quick. You have to pay somebody so that him and their team or her and their team can sort this thing out. So SEO, it's not for novices, it's not for first time people and it ain't cheap. How much is it? Well, I don't know. I can't say because like any other, all I say like any other endeavour, you know, it depends who do you find, how experienced is the person? What's that target market? You know, things like that.
That's that's what will determine. So that is SEO. What you can see that if we can get SEO to work and to work very well, you will be chilling in your office and then people will be pinging you, message pinging, pinging, pinging. They'll be sending you e-mail. They'll be buzzing your phone, blowing up, making phone calls. And I had a taste of this because remember, we wanted to be on Bell and Nigel, all of us back then.
And I got featured one time, one time. And in two days, I got 16 calls, 16 phone calls. Back then, I wasn't on Instagram. So who knows, I would have been able to got some to get some. Forgive me, I double, I were able to get some DMS, but I wasn't on Instagram. But in two days, I got about 16 calls. Guess how many of those deals I closed? Zero. I didn't close any. Those are some of the things that I was meditating upon so that later on in my journey, I
realized that you know what, Tara Shima, you need to up your sales game. You need to know how to have conversations with potential customers or potential clients. You need to know how to engage them in conversation. You need to be able to figure out what it is that they want. You need to be able to move the relationship forward. You need to be able to learn how to close. And that is part of the reason why I am where I am today with this podcast because these skills are absolutely essential.
In case I haven't figured it out, what I'm just saying is even if you figure out this inbound thing, but then you absolutely suck when it comes to being on the phone with a customer or responding to an e-mail, you just be wasting money. So inbound marketing, it's all good. Do it. But still learn how to have business conversations, how to have sales and selling conversations. So excuse me. All right, where was I? OK, so that is SEO now.
OK, let's look at content marketing. Content marketing is when you take entertaining content, educational content, valuable content, whatever content, and put it out on the Internet because you're trying to get engagement. Now, I remember I said for this particular episode, every single time we hear engagement, which just means that people are #1 they're putting eyeballs on your stuff because people have to see it first.
So seeing this part of engagement, OK, well, not really seeing is not really engagement, but people have to see it, then they have to read it or download it or view it or play it or whatever. Then they have to like it or share it or whatever it is. So that is what we mean when we say engagement. Put our content so that people will engage from the people who engage. Hopefully you start one or two conversations from the conversations that follow,
hopefully be able to get possible business like currently at the moment. You know, I took some time off, had a lunch break, came back to my desk, just open up my phone and I saw a message, Message said hello, Sir. And then from there, that's how we started having a conversation. I've got a problem with my marketing strategy. You see, that's how it works. Content marketing put out valuable content. For me, valuable content equals podcasting.
So I put out the podcast and then he drives some engagement. Some eyeballs see it. The eyeballs are see some people who play, some people who play, they say this is cool. Some people subscribe. For those who subscribe, some people who share, there's some people who see it. I'm like, OK, this sounds cool. It's not my kind of thing. But I think my friend, my flatmates, you know, only had the goon like this sort of thing.
And then they share, they forward it to him. So see that's engagement. Then from there I started getting conversations with people like the person would say, good morning Sir, I want to ask about your coaching services, your consulting services. So from that conversations, so we lead to possible business. So that's the idea behind content marketing. Now when we say content, I've said it before, but let me just say it again.
When we say content, we mean photos, we mean videos, we mean text, we mean audio, motion graphics, whatever, all those sorts of things. Sorry about that. You guys heard correctly. The chicken growing in the background, they're not supposed to be any pets in this estate. But if I does, one of the reasons why we like to this estate because my wife doesn't like animals. So when excuse me, when the agents had no pets allowed, we were very well done.
Me anyway because I can't be bothered. My wife was very, very happy when they were moved in or more we found out that you know these Nigeria. Now we don't follow rules. Every single animal is here. There are chickens here, there are dogs here, there are dogs here. And when we say dogs, we mean there's bingo. There's also alterations. There's also Bulldogs, there's also Maltese, there's also chihuahuas. Then there's also those white fluffy ones that look like they're really suffering under this Nigerian sun.
I mean, we have it all. There's every single thing in this estate. The only one that is not here is snake, where even there somebody said that there's somebody who has a snake in the estate. Well, anyway, we'll see. So yes, and that's where the chicken growing, cause some of my neighbors keep chickens. We will have lots of stray cats here. And those are the beautiful things about living in Niger. You go to an estate and they say, ah Madam, no pets here.
You say no problem. You pay, you move in, only to discover that there's every single kind of pet here underneath the sun. The only thing I haven't seen is pet cockroaches or maybe pet scorpions. All right, now where was I? Yeah, content marketing. And I think I explained content marketing enough anyway. So put our content, hopefully we'll get some engagement from the engagement. Hopefully one or two conversations will start and from there we possibly might be able to get some business.
So that is content marketing. Now a word on content marketing because we see people like Bro Shaggy, because you see people like this one, one guy, what's his name? What's his name again? Can't remember. The guy likes to form lousy, wears green, a green shirt. Is it Brain Jotter and Brain Jotter and Mr. Macaroni and rest of them? Now, because of guys like that, a lot of us assume that every single time we have food content, we have to be funny.
But guys, here's the thing. Funniness, humor, you're ever born with it or you can acquire it as a skill. Yes. However, business is hard enough as it is. You are already trying to learn a couple of things. That's the reason why you're listening to this podcast. You're trying to learn how to be better at sales and marketing. Why go on add the burden of learning another skill on your head like humor. So if they don't born you with humour, just let it go.
Don't do this humour thing. Don't do this entertaining thing. Create educational content, content that answers all the questions that your potential customer has. I'll be your potential customers have. Sorry, forgive me, this is primary school, this subject verb agreement thing, you know, it's not intuitive now. So where was I? So valuable content. So if you're in the real estate space, that's the reason why I gave a suggestion by saying the top five things to do to avoid scams in Abuja because people who buy land, who want to buy land in Abuja, they are worried about scams.
So if you're putting out videos, blog posts, whatever about how to avoid scams, In fact, let's say you do. Maybe it's a five part series. Part 1 is the five most popular real estate scams that are run in Abuja. Then #2 How to identify if you've come across any of these scams recently #3 How to deal with the scam #4 You've already bought a property and you've been scammed. How to escape from the busy. You know, these are things that your potential audience will find valuable.
So focus on educating them and answering all the questions that they have. If you do that, I can promise you one thing. Number one, you're not going to blow. You're not going to trend because it's educational content and educational content just does not trend. So I can do whatever it is that I want, but I will never, I will never achieve the kind of numbers and the kind of engagement that Brain Jotter and that Mister Macaroni and who else all those people get.
It's not possible because let's face it, let's say I dropped this podcast right now and then the thing comes up in your feed that Tavishma has dropped a new podcast. But then there's a video from Brain Jotter showing how Lagos girls are mummy water. To be honest, you will watch the mommy water video first before you come back and listen to this one. The problem is just that as you watch the mommy water video, another video will come up.
You know, Mr. Macaroni, he's always using as a big bum bum. So from mommy water, big bum bum, before you know it, you're on a teenable video. Something, something, something, one hour don't pass. And he'd be wondering, there was something I wanted to do. What was that? That was my own podcast he wanted to listen to. And then you forget. So it's perfectly normal. So when you make educational content, you're not going to trend, you're not going to blow.
However, the people that listen to that content, that kind of content will be most likely will be the right kind of audience that you're looking for. So when it comes to content marketing, in my own humble opinion, except if you're born funny, forget this entertainment thing and just focus on educational content. My honest advice then let's see. Obviously you've seen that content marketing is affordable because you don't need a lot to start, but you can see that it needs time.
You're not going to record one podcast episode and then of a sudden you blow. You're not going to write one blog blog post and then all of a sudden you blow, you know, is the culminative effects of releasing blog post after blog post, podcast after podcast, the video after video that will help you to garner some attention. So you can do this affordably. But you can see, again, just like with SEO, so also with content marketing, this kind of moves will require time.
So do not do content marketing if you need cash now, now, now, if you need customers now, now, if you need the business to blow like last year, don't do content marketing. However, should you be doing content marketing? Oh yes, by all means, we all should because since it's a long term play videos that you put together now you might see some money, you know next year, 2 years, never know. Funny enough, there's one video that I made.
It was about business in a certain sector. I made it or supposed to be a series. But after doing it, I was like, I beg, nobody will pay attention to this thing. I posted it anyway. No. And behold, four years later, somebody calls me and it's like, yeah, I saw this, your video. I think that I think that shit's tight. So I'm glad you like it. I said, oh, so how do we roll? I want you to coach me, I said. And then we started having the conversation and after the engagement, I just thought about it and I told my wife that isn't that odd?
The one video, the one video that I thought this thing won't amount to anything That one I got a buyer straight. They call a client St. direct. I watch this thing. I thought it was tight. So how far? How much? And then we go business. So yeah, this thing works. These things do work, they just require time. Now, if you're going to be engaged in content marketing, what you need is what you need to succeed is you need a content calendar.
The content calendar is a plan that says this is how many times I'm coming up during the week, when I'm up during the week, whether it's photo, video, blog, whatever, these are the questions I will answer. These are the questions. These are the topics that I'm going to make content about. You know, those sorts of things. Now, the reason why a content calendar is essential is because creating content was hard work. If I waited until this morning to decide what it is that I'm going to create content about,
you know, I'll be scared, I'll be tired, I'll be lazy, I'll be overwhelmed. But I have a content calendar. I have a framework I'm that I'm following. So today's podcast episode, I didn't decide today. I decided, you know, a long time ago, the one I'm supposed to do tomorrow, It has already been decided. All I have to do is just wake up tomorrow, open up my phone and say what is the next on the list? And then I make the content.
So get yourself a content calendar. It will help you. It'll reduce the stress. It'll also keep you disciplined because and focus because you can just get on the phone or the computer or whatever and back, back, back shop, shop, create your content. So everybody should have a content calendar. You want to know what the content calendar is? You're curious, how do you make one? That's not a problem. If you subscribe to this podcast on Spotify, all you have to do is to search within the podcast and you will see, excuse me, you will see other episodes where I
have spoken about having a content calendar. Sorry, my voice is a little messed up. I've had some calls today and then yesterday was the radio show. And of course, I also made podcast recordings then. So I need to learn how to take better care of my voice. In fact, one of the radio show hosts, excuse me, when I was leaving the studio, the guy saw me holding cold water. The guy said, oh boy, no big water. I said he said, he said he said no, it's a cold water that he shrinks the vocal chords.
They're supposed to be using water of room temperature. I said I said, OK, sure. I'm making a note because other broadcasters, because you know me, I'm new in the broadcast game when it comes to broadcast properly speaking. I've only been doing this since January of 2025. But the podcast I heard that one I don't do since, you know, five years. Maybe I will beat my chest and send me. I'm a vet, I'm a veteran and they don't mind me.
I know that people who have been podcasting for much, much, much longer. OK, sorry about that. A phone call was coming in and you know, I used my phone to record. So I'll call the guy back. It's my lawyer need to discuss something I entered into. I'm busy, so I need the lawyer to help me out and I'll give you get that. I'll give you guys just when I when I finish the busy. Basically, it's stuff that we all need to be looking at, be paying attention to.
So where was I? Now, where was I? I can't remember. Anyway, so that's about content marketing. Then there's also e-mail marketing, another idea. Oh, OK, I didn't give example. So for content marketing now if you are in the real estate space, then you would have to be putting out material like OK, I think I've already given examples. You know, what are the top five scams to avoid in Abuja, How to make sure that the title for the property you're looking for is legit.
You know, you know, stuff like that, valuable content, things that people will, things that give value to people and answer questions that your potential customers have. Then there's also e-mail marketing as part of inbound. E-mail marketing is not going to be viable for most of you, especially real estate professionals because it requires massive volumes, massive volume. When we say volume now we mean number of contacts.
No, plenty, plenty contacts. But I think the average sales Rep in Abuja probably has, you know, 20-30 customers. You can't really build an e-mail marketing campaign based on that because you're trying to collect hundreds and thousands of e-mail addresses and then do lead nurturing. Now lead nurturing or contact nurturing is when you have a list of contacts and you keep sending them emails over time. And the whole point of the emails is to get people to be familiar with you, comfortable with you, relaxed around you,
get people to know you, to like you and to trust you. So that eventually when you send an e-mail saying I have a new product drop in, you know, January 5th, if you want to pre-order, click here. Buy now, do it now. You will be able to have those opportunities to make some revenue from your business or from your skills. So e-mail marketing, this requires massive volume and most of the real estate professionals I've seen that in Abuja, you guys won't have that kind of volume yet.
So to do that, what you do is you create a lead magnet. A lead magnet is just something valuable that you put out over the Internet so that when people want to see that thing, view that thing, sample that thing, they have to give you their e-mail address. So let's say I create a video saying, let's see, let's say I create a video saying growth Master class Abuja 2025. Sorry about that. I'm a bit tired so I'm yawning small.
Let me just round out this episode before I fall asleep over here. So where was I now? So let's say I create a video saying master class business boot camp master class 2025, you know something like that. And I say that all the first video is free. Now to watch that video, click here on YouTube or click here and then direct you to my site. And then as the video starts, if you will now pause and so to continue watching, give me your e-mail address.
That's a lead magnet. Here's some valuable content. You like it? You like what you see or yeah, take no before you take it, give me your e-mail address. That is how you build up a contact database. So you do that for a few, you know, 1000 people, a few 10s of thousands and you get an e-mail list. And then you can now start doing lead nurturing or contact nurturing. You're managing a contact your database. OK, sorry about that.
What was it? OK, one thing to note though, if you're going to be doing this e-mail marketing game, your emails had better be valuable. You need to be sending correct emails. You can't just be sending emails. I say bye bye, bye, bye bye. So if you're a real estate professional, instead of just sending emails, buy now, buy now, subscribe now, subscribe now, it should be valuable content. OK, back to that whole top five scams to avoid.
You can send that in an e-mail. Good morning dear readers. This is Archangel Real Estate again today sending you an e-mail because in Abuja there has been an optic in 4-9 scams regarding terrorist duplexes. Something, something, something. Since you are a good trusted customers, we don't want you to fall for that kind of scam. So here are the top five things to look at to avoid being scammed in Abuja. You send that in an e-mail that is valuable content.
Those are the kind of things that people want to listen to. Sorry that people want to read. Yes, since we're sending an e-mail. Now another thing to note, please only send emails out to people who have said yes, you can send me emails. Because if you send emails to people who have not opted in, some of them will ignore you, some of them will not subscribe. A lot of them I think will block. But either way that is going to be hurting your deliverability.
Deliverability just means you're trying to put out messages through e-mail. But then the e-mail carriers, let's say like Google, you know, Gmail, the e-mail carriers are not letting your messages go through because they think that you're not valuable. So let's say you are putting out content. The content is sorry, you are sending emails. Yes, because we're on emails now. They're sending emails. It's supposed to be an real estate newsletter.
You're not writing about real estate or you're writing about real estate, but you're not writing about things that people want to hear about or you didn't ask permission. And then people start ignoring, people start blocking people start spamming. The algorithm will now get the impression that you know what this thing that this guy has been sending, you know, it's not sweet. People don't like it. So therefore we're going to de prioritize it.
That is the reason why some messages that you get when they come to your Gmail to go straight into promotions tab, because Gmail has done the homework to realize that these emails that people are sending now jaws promotion, promotion just want people to buy stuff. So they make sure that you don't even see it. So I think I'll stop here for I fall asleep on the phone. And yeah, these are just some of the ideas around inbound marketing.
But like I said, well, first of all, there's more and this when it comes to inbound marketing. So go do your research. Like I said, just know that this is a long term strategy. So it's not for people who need money now, who need customers now, who need business growth now. However, we should keep doing it because these things yield results in the future. And I've given my example of the podcast time and time again that are podcasted for just over three years before I started getting some enquiries, you know, like, oh boy, how far, how much do you cost?
Are you based in Abuja? Are you based in Lagos? What does your training look like? You know, all those questions, they didn't start in day one, started year three-year 3 1/2. So we should be doing inbound and we should be doing our bound. So that's it. Thank you very much for listening. I will get to our bound soon. If you've been enjoying the things that we talk about over here also one moment yeah, set the alarm so that I can call the lawyer back.
